Home Renovation Designer

Our design service is about reworking your existing floor plan so it suits how you live today, not choosing furniture or finishes. We look at how your home is used now, where the layout falls short, and redesign it to fix that, while keeping renovation costs as low as possible. That means minimising structural work, opening up spaces, and adding, removing or repurposing rooms where it makes sense.

We will help you build your vision

Once you get in touch, you’ll find we listen closely, communicate clearly, and have a good eye for design. We’ll ask some personal questions early on to understand how you live and what you need, since this is usually the start of a longer working relationship.

If you’d also like help choosing furniture, materials or finishes, we can offer interior design as an additional service, just let us know.

Our design process

  • Initial consultation, free, at your home to talk through how you use the space now and what’s not working.
  • Site measure and review of your existing floor plan.
  • Concept floor plan options that rework the layout for how you live today.
  • Revisions based on your feedback.
  • Final drawings, ready to hand to a builder or your 123 Projects project manager.

Frequently asked questions

We work with your existing floor plan and rework it. That might mean opening up a wall, repurposing a room, or changing the flow between spaces, without necessarily changing your home’s footprint.

That’s a separate service, interior design, which we can offer if you want it. Our core design work is about the floor plan and layout, not finishes.

The first meeting is free. After that we work on an hourly rate to refine your ideas, or as part of a full project management fee if you engage us for the whole renovation.

Our specialty is reworking your existing floor plan without extending beyond your current roofline, which is one of the ways we help keep your renovation cost down, since most projects like this don’t trigger council approval. Some structural or wet area changes can still require certification even within the existing footprint, so we’ll flag early if that applies to your project.
