Project Management Fees

If you’re renovating in Ashgrove, Enoggera, or anywhere across Brisbane’s inner north west, you probably want to know one thing before you get too far into planning: what does a project manager actually cost? Here’s the honest answer, with nothing hidden in the fine print.

How we charge

Our fee is 15% (incl. GST) of your total renovation budget, or $132/hr incl. GST depending on the task. Which one applies usually comes down to the size and shape of the job, and we’ll talk you through it before anything is locked in.

If you just need us to meet trades on-site and pull together a quote, that’s a smaller job on its own:

• Single quote, one trade on-site: $165 incl. GST
• 7 to 10 quotes across your project: $1,100 incl. GST

We don’t mark up trades or materials. Whatever they charge is what you pay, and our fee is the only fee. Most clients find it’s offset by what we save them through better quotes and fewer costly mistakes along the way.

A free initial consultation is included, so you can get a feel for how we work before committing to anything.

What’s included in the fee

Coordinating a renovation is a lot more than picking up the phone when something goes wrong. For your 15% or hourly rate, we handle:

• Sourcing and coordinating trades, including our own trusted network built up since 2014
• Ordering and tracking materials
• Keeping your budget on course and flagging issues early
• Managing the schedule so trades aren’t standing around waiting on each other
• Being your single point of contact, so you’re not fielding calls from five different tradespeople

We’d also recommend building 10 to 20 percent contingency into your budget and timeline from the start. Even a well-planned reno throws up a surprise or two once walls come down.
